Cold calling and referrals. I have found that when helping park owners improve their operations with us renovating their homes and saving them money and letting them know we are looking to buy a park, we usually hear of someone who is interested in selling.

I have heard great things about Champion Homes. What are your thoughts? Also, I keep hearing about Solitaire home. What are your thoughts on them? When selecting mobile homes to buy, besides price, what do you look for? @Ryan Narus

Mobile Home Park w/ Land
When looking at parks that have additional land associated with them, how much benefit do you place with the additional land? I am talking to a seller who is looking to sell a small 8 POH unit lot with an additional 35 acres of land with it. The land is in an area that is experiencing growth, which makes it a bit intriguing. When looking at this, does it make sense to just sub-parcel the land and sell it off to get cash or eventually look into developing it for additional lots?

According to my research, there is a quick sale for $150,000 for the 35 acres of land that comes with the property. Secondly, if parceled into 5-acre lots and a manufactured home is placed on them, they are worth approximately $460,000. That being said, I am glad to be on the same page as you@Michael Pansolini. I have no real desire for development at this time. Currently, I am working on making the deal cash flow as-is with a 1.25 DSCR and just having the extra land for now.
