Per Grok: The permanent higher interest rate makes holding cash more expensive, so people try to spend their money faster (the “hot potato” effect), bidding up prices; at the same time, everyone anticipates that inflation must eventually rise to keep the real borrowing cost normal, so firms and workers raise prices and wages right away, turning that expectation into actual higher inflation. Makes much more sense now.

Another trip to my RE market in the books
This is me using the capital I have to acquire assets in another state. This works for me because I have the knowledge and skills to purchase a property that needs more work than most any buyer can perform. This minimizes my competition and and risk while allowing for more deal opportunity. This is how I'm doing it, this is what fit my needs, risk tolerance, timeline, abilities, etc. Investing is incredibly personal, invest accordingly
