3 things that have held me back
1. Lack of Capital or Access to Finance I believed I needed a large amount of money to start in property, and was unaware of creative strategies like joint ventures, rent-to-rent, or leveraging other people's money (OPM). Now I need to cement my knowledge, how best to execute these creative strategies and how best to use bridge finance with 2nd charge option or I need to find my own list of potential investors, which feels harder than it sounds. 2. Fear of Risk and Uncertainty Concerns about properties sitting empty especially in a R2R scenario. This has created analysis paralysis. The fear of making costly mistakes, the fear of debt from taking the first step and getting it wrong. 3. Lack of Knowledge or Confidence Property investment involves legal, financial, and strategic know-how. Without proper education or guidance, I have felt overwhelmed and unsure where to begin, which has lead to inaction and procrastination. My knowledge is building now and through networking and education I feel my confidence growing slowly, but I need to ensure the foundations are solid enough to show my authority.

I spent 25 years in corporate before I took the leap into commercial property conversions. Looking back, the biggest regret isn’t starting late, it’s just not starting sooner. You hear this a lot, the time is always now totally agree. Commercial conversion is definitely an area i would like to get into.
Hey community - wot u been up to!
Let me know what successes you have e had this week guys. Don’t know about you but just hearing the little wins from other makes me feel as if I’m on the right track too! This week for Caroline & I has been busy with the day jobs - can’t take our eye off those yet cos they are paying the bills! But this is what we been up to: ✔️Met an experienced property developer for a coffee - great conversations and they were so eager to help and guide. Gonna look at some of their developments next week so looking forward to that - met them at our local PIN meet. ✔️Viewed a bungalow in the countryside BMV, developed our relationship with a deal sourcer and now actively getting them to Chuck in some deals each week. Viewed a cottage that could be a quick flip - has some complexities to it but motivated seller so could be another option for a BRR or BRR to SA/Rent. ✔️Got another viewing next week cos we thinking if we get some props we can just flip in 4-8weeks then we can build up a nice little pot of around £20k each time we do it so gonna use that in the strategy while we look at a meaty HMO ✔️I still can’t take my eye off commercial conversations tho - just like the thought of turning one of those around!:) ✔️We did the business cards so sent off for printing - happy with the first ones for now, we also done an e card also - that’s had positive response. ✔️We got the investor models rebranded (sorry @Liam J Ryan we didn’t do that homework at the time, u can slap our wrists) all, have a look at the attached it’s a fair start we think - happy for your views. I’m sure we did a load of other stuff also 🤣 @Caroline Baines xx To do next week 💥Get pen to paper on the business plan. 💥Get a broker to look at one of the properties for a quick flip for affordability 💥Get building and investor network by starting with socials - meant to get socials off the ground last week but hey go - gonna make it a key goal for this.

Big shout infact standing ovation to the mentors and trainers over the last 3 days, incredible event. Phil Elder was so knowledgeable in absolutely every sense of the word. Powerful guy, inspirational and somebody I now 100% want to emulate. If I could be 50% of Phil it would be an amazing achievement for me. You know that moment in life, you meet someone and just resignate with them. You naturally feel a gravitational pool towards the power and knowledge. That was Phil for me, 100% a guy you want in your corner. Credit to Liam Ryan and Jay Munoz. It would have been great to have a chat with kazeem but he disappeared. I hoped to have heard about the winner of the champagne for most social likes but that never happened. Lastly I hoped to finish on a Q&A to finalise but it ended with Nick Stabb, which was great. Hopefully Nick will get in contact with me regarding his mentorship. I was not expecting the finally, unfortunately never had my credit or debit card on me at the time.
Auctions and Bridging loans
Anybody have experience with this? What was your auction price and final balance? What did the payments work out for your bridging loan? Did you use the bridge loan for purchase and refurb?
