Hey guys!
Excited to join a tight knit community! Just got done listening to Diego on The Real Estate Investing Podcast and pumped to join in with some local land investors, especially here in FTL! I’ve been investing in land since December on 2025 and have closed 5 deals with 4 more in the pipeline, all in FL. I’m a big believer in the power of networking and cannot wait to start learning from and doing deals with some of the folks in this group! @Diego Ferro I’m in Cooper City, where are you at?

Thanks Regis. The markets that have proven worthy for me are Palm Bay, PSL, Golden Gate, and Wedgefield. The last two are tough but have bigger upside. How about you?

@Regis Tavares Funny enough, the only double closes I have done have been in Palm Bay and PSL. I have not had to do double close in GG or Wedgefield yet. Assignments are my exit strategy until I have enough capital to take title and relist on-market. Also, to your point on wetlands, there really aren’t any reliable filters to weave out environmental issues in GG. If you try, you will likely be filtering out good lots and seeing some bad lots. You really need to look at maps and historical MLS data. Having a dependable and trusted realtor in the area is essential. I have a ton of builders and realtors in GG. If you ever want to run a deal by me, happy to take a look.

Amazing results! I have questions about how to fund these deals without my own capital. So many times I’ve come across land that I know would be a killer deal on-market but don’t have the initial capital to buy the land out-right. I have a couple deals in the pipeline where I found a real estate agent/investor to buy the land from me at cost and then split the profit on market. But outside of that, I don’t know how to fund my own deals if it’s not an assignment.
