Looking for LOW equity deals
Hey Fam I’m looking for deals that don’t fit your wholesale box. Not enough equity but seller motivated. We can put cash in sellers hand, wholesaler and sometimes agent as well if it fits. We really like the southern warmer states. We can sometimes pay 85% of ARV- minus repairs - WS fee. Let me know if yall have something like this. If you have a list of deals you turned down let us work them and pay you.

Hey to everyone, Starting new at 62. What I am about to say maybe selfish on my part but ok. I am not doing this to leave anything for my children or to leave a legacy. I have always wanted to be in real estate but never wanted to be a agent selling homes but now I might include agent since I have enjoyed what I have seen of others in Wholesaling. I am starting this new journey to live out some hopes and dreams that I know are very possible. If I can I know you can.

I found my Best Method of Reaching Sellers
Best Method to reach motivated sellers for me is hand written lettersam hand writing offer letters to motivated sellers. I have gotten the most response and success by mailed hand written letters. One buyer called just to see did I write it or did I pay someone to write the letter. I said I wrote it because it came from my ❤️. Now he is asking for industrial properties to buy. My seller has became my buyer. Just like that...Thanks @Ty Flip Man

Someone just private messaged me, but I thought anyone can take advantage of this style. Here is what I told him. Lead source Landvoice.com I buy the pre foreclosures for my county. $200 a year then upload it into MOJO dialer on a 3 line dialer. $149 a month ask everyone. Have they thought about selling their home for cash. I get about 400 PFL a month in my area. I've never made it through the entire 400 because they have about 3 numbers per address. 1200 numbers a month to call. I need to do better. If you get through all of them in 1 month you should get a deal.
