If you want to start wholesaling for free, here are free options you have that you can get. Some of this may be controversial to some, but at the end of the day, its free. Zillow - good for on market listings and for sale by owner listings. You can also search Zillow rent to find potential buyers and use zillow rent estimate to find the rent estimate. You can also comp deals as well. Redfin - same as zillow for the most part, but still good. Realtor - Same as the last 2 for the most part, but again, still good. Propwire - gets free lists ranging like tired landlord, vacant, absentee, high equity, low equity, etc. You can also find cash buyer leads to call from this as well. (This is a controversial option to some, but its free and not terrible.) Goverment lists - contact the city/county you want, and you can call/email/go in person, and request whatever list you want like code violations, water shutoff lists, etc. Some areas charge a small fee now, but some places give some for free, so its hit or miss for that. Docusign - good for sending contracts to sellers to get them signed, however its only free for the first 5 contracts you send, then you have to pay. Rabbit sign - good for sending contracts to sellers to get them signed, it is totally free and very good. This is the one i personally use. Google voice - this is free and gives you a free number to text and call. Make note, it is extremely easy to get banned on it, so use it wisely. Textnow - this is free and gives you a free number to text and call. Harder to get banned on it than google voice. True people search - this is a free way to do skip tracing, its 1 by 1, so it takes time and data is hit or miss sometimes in my opinion.
