If You Don't Understand Notes, You Don't Understand Real Estate
Every foreclosure you've ever seen started as a non-performing note. You were looking at the property. A note investor was looking at the paper — months earlier, at a better price, with more options. Every seller-finance deal you've ever done created a note. That note has a market value you could sell for cash tomorrow. Most people holding paper right now have no idea. When institutional capital "buys up housing" — a huge share of it isn't buying houses. It's buying the debt on houses. The note market isn't a niche inside real estate. It's the layer underneath all of it. The houses are the collateral. The notes are the asset. Yeah, it's definitely a big part of real estate. It's kind of like the root of how it got started. I have multiple jobs, but one of them was a field inspector. I had to take a picture for a lender of a house, and the guy had a conversation with me, telling me he refinanced with Wells Fargo. But next thing he knows, he gets a letter saying that Mr. Cooper is the person he has to pay. He thought Mr. Cooper was a real person, so the next time I came by to take a picture, he must not have liked the situation that these lenders put him in, and he was mad at me. He started chasing after my car and said, "I'm going to get you and Mr. Cooper," and I tried to explain to him that Mr. Cooper is a company, not a person.
