I believe I have a deal in my hands and I’m about to send a contract. Any idea what should be the parameters of the inspection period to give me time to find a buyer?

I made 50 calls on Friday. Of those 50, two calls were returned and they want to see terms and conditions to present to their clients. Both seem like deals but I will just follow instruction in the classroom and go from there. I don’t have any contracts at the moment. Any advice guys?
