Fear of seller calls
I think theres a general fear of making seller calls that leaves so many stuck in an analysis paralysis stage ! Have you felt this or are you feeling this now?

Definitely! Analysis paralysis is real, especially in the beginning. What helped me overcome it was focusing on having a clear, organized list and data ready before dialing. When you know you're reaching out to high-intent leads, the conversation becomes much natural and less intimidating!

@Imran Laghari I organized by both lead type and area type plus motivation signals also like high equity, poor property condition, Absentee owner location out of state, estimated value etc ....
Share a WIN!
I noticed a lot of people here are active in the business from our recent poll. Whether you just pulled your first list, or just closed a big deal, share with everyone a win you've had !

Congrats on the extra $15k! Referral business is definitely the best kind. My recent win was delivering a fully skip-traced list of 10,000+ targeted absentee-owner leads for a client, and they managed to lock in two off-market deals within their first week of outreach! Helping investors cut down their lead-finding time is always super rewarding

@Tadi Tedemet thank you so much
Is not closing deals a question of effort or is it your time available?
Question for everyone who's been struggling to get their first deal, or do deals consistently. Is it lack of effort or lack of time? Setting up your direct to seller system does take some upfront time. And some upfront knowledge. Learning how to format spreadsheets, upload information, find the right leads in your county, etc etc. But it's all doable, of course, or thousands of people wouldn't be closing deals every month. Is it a lack of time to set this up? I'd like to know where people feel they're falling short in getting consistency to at least close 1-3 deals a month, and build up from there. Comment below!

In my experience working with wholesalers, it’s usually a mix of both—but mostly lack of time for the technical setup. Many investors get overwhelmed formatting raw county data, cleaning spreadsheets, and setting up skip tracing before they even make a single call. Delegating the list-building and data cleanup saves hours so they can focus purely on closing
Land VS Residential
I think people compare the two as if one is easier, or as if there are "more" opportunities in one or the other. I'm here to tell you, honestly, both have their challenges and upsides. Homes, everyone wants one. flippers, rental investors, your buyer pool is very very large, but so are potential issues and attachment emotionally from sellers Land, you have a select set of buyers, you cant just shotgun method land lists you have to be strategic or you'll end up locking up 10 lots you can't sell. Both require understanding how to underwrite, not comp. Underwriting is running numbers to understand investment potential to your ideal buyer avatar or avatars. Comping is just the first step of that process, seeing what other similar deals sold for and why, and if this one even makes sense. I know it may sound complex, but the best way to get started is just talking to sellers, then looking up the properties. Our free course here in the community is a great place to learn the high level overview. Are you focused on houses, land, or figuring it out still?

I’m mainly focused on helping investors find qualified real estate leads. Houses are definitely a strong market to work with. Great insights on the difference between land and residential! 👏
