Finding deals isn’t always the hardest part. Turning them into deals might be.
I’ve noticed there’s a lot of knowledge and resources being shared here, but I’m curious: What’s the biggest roadblock between finding an opportunity and actually getting it to the closing table? Is it finding motivated sellers, funding, analysing the deal, negotiating, or getting the right people to respond? I’d love to hear what’s actually been the hardest part for you lately.

@Anthony John English Thanks for sharing this, Anthony. I really like your point about solving the seller’s problem first. I think that can make a big difference in how the negotiation plays out. I’d love to hear your take on this: what’s one negotiation mistake you see investors make most often when dealing with sellers?
New here — experienced investors, what would you tell someone starting today?
Hi everyone, I’m Jenny. I’ve just joined the community and I’m looking forward to learning from people who have been investing in property for years. I’ve been involved in deal sourcing, but I’m always open to learning different approaches, especially when it comes to analyzing deals, negotiating and building a portfolio for the long term. I know there’s a lot of experience in this group, so I thought I’d ask rather than just scroll and watch. If you could give a new property investor ONE piece of advice that could save them time, money, or a bad deal, what would it be? I will love to hear your answers.

@Don Enrique Thanks for the invite! I’ll try to join on Saturday. How long have you been part of the group? I’d love to get to know some of the people here.

@Kaylene Frost I’m still pretty new here, so I’m always interested in checking out tools that can make the wholesaling process easier. l will definitely take a look at this one. What part of the wholesaling process does this tool help with the most?
💎 High-end Seller Leads
I'm putting together a source for high-end seller leads: homeowners in the $500K+ household income range, thinking about selling, already screened before they ever reach an agent. These are warm leads, vetted and matched one to one. The sellers behind them expect real, white-glove service from the very first call. That's the part I care about most. If you've actually closed deals at this level, with the track record to prove it, I want to talk to you before anyone else does. I'm gauging interest before this goes further. If that's you, or someone on your team, drop a comment below on the zip codes you would like me to focus on.

@Kaylene Frost This sounds like a solid opportunity, especially with the focus on quality and properly screened sellers. I will be interested to see how you’re qualifying the leads and matching them to the right agents. What areas are you seeing the most demand for?
