@William Duke That’s actually the part I’m personally most excited to learn. My goal is to eventually analyse real commercial properties with confidence, so understanding how experienced operators look at the numbers and decide whether a deal is worth pursuing is something I really want to master. What would you say is the first thing I should focus on when learning to analyse a deal?

I don’t just want to memorise formulas either I want to understand how to look at a property and know why the numbers lead to a buy, pass, or a deeper investigation. @William Duke Thanks William, this is a great perspective. I like the evidence-first mindset because it shifts the focus from chasing opportunities to truly understanding the risk, assumptions, and reasons behind a deal. A lot of deals can look attractive on paper, but the ability to validate the numbers and know when to walk away is what separates good acquisitions from costly mistakes. I’m curious when you’re reviewing a potential acquisition, which area usually reveals the most important insights early on: the market data, financials, or the property condition?
