The 3-List Stack That Gets You Better Seller Replies
Most people think outbound marketing is just ā€œpull a list and blast it.ā€ & That’s why their results are trash. The money is usually not in one list. It’s in stacking the right lists so you’re not marketing to random homeowners, you’re marketing to people with multiple signs of motivation. Here are 3 list stacks I like for outbound: 1. Vacant + Absentee Owner + High Equity This is one of the cleanest stacks. The owner doesn’t live there, the property may be sitting empty, and they have enough equity to sell at a discount without needing a miracle. This is good for texting, cold calling, and direct mail. 2. Tax Delinquent + Absentee Owner + Older Ownership This is a stronger pain-based stack. They may be behind on taxes, they don’t live in the property, and they’ve owned it for years. That usually means they may have equity, but the property could feel more like a burden than an asset. These people may not respond immediately, so follow-up matters. 3. Code Violations + Vacant + Out-of-State Owner This is a great ā€œproblem propertyā€ stack. The house may already be creating stress, fines, complaints, or city pressure. If the owner is out of state, they may not want to keep dealing with it. This is where your message should be simple: ā€œHey, I was reaching out about the property on [street]. Are you open to an offer, or are you planning to keep it?ā€ The goal is not to sound fancy. The goal is to reach people with real problems and start a real conversation. Don’t just pull bigger lists. Pull better lists.

I Tested Propwire VS Deal Machine Data You Won’t Believe This…
I tested out a list of 30k leads from Propwire and Deal machine- same filters. Both absentee vacant out of state (1 list) And listed over 90 days + expired listings Let me tell you… the lists were over 3 months outdated for both. There was properties on there that sold in March. If you guys don’t know the best place to get leads is directly from the county The issue is some counties have multiple steps to be able to get leads and you either have to copy paste or spend hours screenshotting and putting into chat gpt to get a list you can skiptrace Pulling leads daily on the other hand is a great strategy but if you start from today you may get 5-12 leads per day across all country sites. Good but will barely move the needle for months. So I’m coming up with a two prong way of attacking leads direct from the county both daily and going into the past and getting bulk data. Then all that’s left is organizing (AI) and skiptracing. I’m going to host a FREE class on this live in Skool.
