Vacant + Absentee Owner + High Equity This is one of the cleanest stacks. The owner doesnāt live there, the property may be sitting empty, and they have enough equity to sell at a discount without needing a miracle. This is good for texting, cold calling, and direct mail. 2. Tax Delinquent + Absentee Owner + Older Ownership This is a stronger pain-based stack. They may be behind on taxes, they donāt live in the property, and theyāve owned it for years. That usually means they may have equity, but the property could feel more like a burden than an asset. These people may not respond immediately, so follow-up matters. 3. Code Violations + Vacant + Out-of-State Owner This is a great āproblem propertyā stack. The house may already be creating stress, fines, complaints, or city pressure. If the owner is out of state, they may not want to keep dealing with it. This is where your message should be simple: āHey, I was reaching out about the property on [street]. Are you open to an offer, or are you planning to keep it?ā The goal is not to sound fancy. The goal is to reach people with real problems and start a real conversation. Donāt just pull bigger lists. Pull better lists.
