1️⃣ Start with the land, not the loan. Buy LAND first. $50–$500 auctions. No mortgage. No landlord. Just ownership. Drop your STATE and I’ll send the land play book 📕 2️⃣ Boost your score before you boost your income. 30 pts = remove collections 50–100 pts = utilization under 10% 20 pts = 2× on-time payments → Homeownership starts with CREDIT, not cash. 3️⃣ Get pre-approved BEFORE you start looking. Saves time, stops heartbreak, and makes sellers take you serious. Tip: Credit unions approve faster than banks. 4️⃣ Use first-time buyer grants. States give $5,000–$15,000 for down payment + closing costs. Most people don’t apply because they don’t know they qualify. 5️⃣ Don’t fall in love with the kitchen. Fall in love with the location — that’s what appreciates. 6️⃣ FHA is not your only option. USDA = $0 down (rural areas) VA = $0 down (veterans & spouses) NACA = no credit score pulled Your zip code might qualify you RIGHT NOW. 7️⃣ Don’t skip the home inspection. It’s cheaper than paying for broken pipes and hidden issues later. 8️⃣ Buy the house that pays YOU.
