If your deal needs a “perfect buyer”… it’s probably not a deal. Real deals make sense to multiple buyers. Agree or disagree?

If you can’t sell your deal in 24–48 hours… It’s probably not a buyer problem. It’s a pricing problem. Agree or disagree?

Hot take:
The US–Iran war isn’t killing deals… It’s exposing bad wholesalers. Buyers are getting picky. Rates are rising. Guessing doesn’t work anymore. Most wholesalers: ❌ lock deals first ❌ find buyers later That model breaks in this market. The ones winning? They know their buyers FIRST. Start with the buyer. Not the property.

You don’t need more leads. You need better conversations. Most people are talking to sellers… Without knowing what their buyers actually want. That’s backwards. When you understand buyer demand first, your conversations get sharper, your offers get cleaner, and deals actually stick.

If you say “I don’t have buyers,” try this:
Take your last lead. Before making an offer, call 3–5 investors and say: “Hey, quick question—if I had a deal like this around [price range], would you be interested?” That one question will teach you more than 100 YouTube videos. No pressure. No contract. Just data. Have you ever tested buyers BEFORE offering? Yes or no?
