Gulf breeze will be very different than pensacola too. I’m looking to make about as much as I spend on renovations so if you bring me a heavy rehab, there should be heavy profits. My minimum net is 40k and right now holding costs with commissions and closing costs run about 18%. I only sell 3/2 or 4/2 so if you bring me a 3/1 that is fine as long as there is space to easily add a 2nd bath. I bought 2 from wholesalers in June. I’m looking for 2 more in July.
