The $247K mistake hiding in your listing presentation
Let me paint you a picture. Imagine a surgeon who shows up to the operating room, scalpel in hand, totally confident. Great bedside manner. Knows the anatomy. Has done this a hundred times. But there's one problem. He never learned how to stop the bleeding. So he operates. The patient looks fine on the table. Then somewhere between the OR and recovery, they're gone. That's many agents at listing appointments. You show up prepared. You've got the comps, the marketing plan, the professional photos pitch. You smile, you connect, you answer every question. And then the seller ghosts you. Or they say they aren't ready to sell. Or they say they are interviewing other agents. And you replay that appointment in your head thinking: "What did I do wrong?" Here's the thing. You probably didn't do anything wrong. You just never learned how to stop the bleeding. Because here's what nobody in this industry will tell you: sellers are not making a logical decision when they choose their agent. They're making an emotional one. And by the time you're sitting across from them presenting your CMA, they've already decided in the first 11 minutes whether you're the one. You're not losing at the close. You're losing in the first third of the room. That's the invisible hole in your presentation. And every appointment you walk into without fixing it, you're not just losing a listing. You're losing $15,000 to $25,000 in commission. Per appointment. Do the math on that. If you go on 10 listing appointments this year and you're closing 4 of them when you should be closing 8... that's $75,000 to $100,000 walking out the door. x that by the last 3 years, most agents are missing out on at least $247k from the conversations that we have had with them because their presentation is piece mealed together (or non-existent) Because of a fixable gap you don't even know you have. It's like driving a car with a slow tire leak. You can drive it. You can get somewhere. But every mile, you're losing pressure.

@Cody May I would be annoyed that this is only 27 dollars compared to what I paid 3 years ago (it had a comma in it), except that I doubled my listings count/closings that first year (11 to 22), so I’ll let it slide 🔥📈
