Sec8 rehab
For those of you who rehab rental properties, do you renovate with Section 8/Housing Choice Voucher inspection requirements in mind from the beginning, even if you don’t currently have a Section 8 tenant? For example, do you make sure things like GFCI outlets, handrails, smoke/CO detectors, windows, doors, electrical, plumbing, peeling paint, trip hazards, and overall safety requirements are already addressed during the rehab? My thinking is that if you renovate the property to be Section 8-compliant from the start, you’re already positioned to pass inspection if you later decide to rent to a voucher tenant, rather than having to spend additional money fixing inspection issues afterward. Do you guys intentionally rehab to a Section 8-ready standard, or just rehab to normal rental standards and address inspection items if/when you get a voucher tenant?
