Group Closing
Hey everyone, I'm planning to close this group and wanted to give you a heads up on why. The timing for owner-builder projects got completely thrown off over the last couple of years. The numbers just haven't worked. You've seen the massive halt in construction starts across Ontario — even professional builders have pulled back because the economics don't make sense. While the new provincial incentives create a brief window where this might pencil out, the long-term headwinds are still working against us. Land prices haven't come down enough, material costs are still elevated, labor rates remain high, and meanwhile resale prices continue declining. That's a tough environment to build into. I want to thank everyone who joined and showed interest in this. The vision was solid, but market timing matters, and with these Skool groups costing $99 USD per month to run, it's time for me to make the decision to close things out. If you're actively building and need resources or direction, send me a message and I'll see what I can point you toward. If there's still a small group looking for a place to converse on Canadian-specific topics, we could potentially start up a free Facebook group to migrate into. Thanks again, Mitch

I just reviewed the existing free facebook groups with a Canadian title and am noticing how cluttered the unmonitored free groups get with spam, even some with thousands of members. Not sure if this is the right thing on second thought. Perhaps one of the members in this group who will be active would like to start one?

@Paul Stewart would you be doing the ICF block yourself or hiring a company?

@Paul Stewart it depends on the contractor in the past I’ve seen some of them put a pretty stiff premium on ICF but ultimately it depends how busy they are at the moment and how badly they want to work. You should be able to call around to any local foundation contractors and just ask them for a price per foot corners. Add more cost to both types of walls so you have to have a rough idea of how many corners and how many lineal feet of wall you would have.
Multi-unit building
Over the last year the province of Ontario has allowed as of right 3 units on one lot. The Fed is pushing 4 units - or, to speed up building - in order to get access to some Fed grant money. The pushback is due to the infrastructure, and by-laws like max height, parking, setbacks, etc. Is anyone seeing any 3s and 4s being built? I'm talking strictly infill. Where? By who?

Hey Chris, its a good question - I still have not seen any purpose built 3's / 4's going up locally here, just starting to see the first laneway homes though.
Why do you want to self build?
Based on reading the survey questions of incoming members, I'm curious to know which one of these reasons is the primary one that has you interested in self building?

New in the Community - Planning Retirement Home
Hi Everyone! Thank you for this opportunity. We are a couple from Laval, Quebec who are planning for our retirement home. We just bought a 2 acres land in North Hatley (Quebec) in the Eastern Townships after 4 years of searching and 6 months of negotiations! We are excited to start this journey of house building. Any valuable information is welcome! Looking forward to chatting with all or any of you!

Welcome Lynda - do you or your husband have any background in construction? Did you do a decent rough budget of the build before you bought the land? What are your biggest hurdles your facing at the moment?
