Feeling the heat today.
I have a property under contract, been marketing to buyers but not getting any responses. I am past my inspection period and not sure what I should do. anyone have advice for my next steps?

If you saw my post about a week or so ago, I got my first property under contract as a sub to. Everything looked great on the surface like it would be a perfect addition to any investors portfolio. After sending the info to title and learning the property had a few liens, i kept pushing forward to get all my ducks in a row and see if there was still a way to not only secure an assignment but help this seller out of such a difficult situation. First lien was about 18k planned on negotiating with the holder down to something reasonable. second lien came in at 68k 🤮 I am going to have to cancel. It's taught me a lot and it's been challenging but these sorts of situations only work to make me stronger and more resilient. We'll keep plugging away and get something done. 🫡

@Mike Mooney I just spoke with her to cancel and she told me she did know about them but was afraid to tell me when we talked purchase a few weeks ago. Pretty sad situation all around so I'm not upset with her, more disappointed that I wasn't able to help.
Got a question
So I have someone interested in selling a probate and she doesn’t live in the same state as the property. She says that she won’t be able to come down and unlock it until around the end of September. I told her I would like to look at it but I didn't push the issue. I’m wondering is there anything I could maybe do to look at it earlier than that or just follow up with her for awhile and wait it out until she comes.

I would think it really comes down to the kind of rapport you have with her. I've been able to get sellers to have a neighbor meet me at the property or even tell me where the spare key is left. Also depends on the motivation, if there is a time crunch and you have good rapport, you can just lean into that. But if she's not super motivated at the moment, you can build some amazing rapport between now and the end of September
