First seller walk through
Got my first seller walk through appointment tomorrow. ARV is 365, seller wants 225K but it looks like a gut rehab. It’s a 1200 sq foot house. To make a good assignment. I probably need it for 160-170K. Is been marked as condemned by the city. Been vacant 3 months. He said if he can’t get his number he’ll take out a loan to fix. I already began painting the picture of the hassle of managing a rehab, then listing on market and waiting then paying realtor fees and commissions. Do I simply pull out my calculator and show him the comp and why “we” need to for a much lower price? Or any other advice
