The moment you start arguing...
...with a client, you have already lost. They say "It's too expensive," and you instinctively say, "Actually, it's great value because..." This is a game of ping-pong that nobody wins. You cannot argue and understand at the same time. Put down the paddle. Next time you feel the urge to counter an objection instantly, STOP and take a breath. What happens if you just listen instead?

My response: Thank you for that - what here misses the mark on the value? Please share with me so when I'm looking at homes for you, I can ensure homes we look at for you are a better fit.

@Kara Moll It was a listing presentation, I had him set for a listing for sale and we got to the end, I told him the next step would be for him to 'sign the contract' put the plan in place. He looked at me and said, "well, I'm not sure, I really wanted to Rent the place and not sell it. Can you do that for me?" I said, I could, would send him the Property Management Contract and he could let me know which way he wants to go. I expect something in or around March/April.

Being interrupted is one of my biggest pet peeves. To me that is saying You don't care what I have to say and only what you think matters. Yet I get at some point, others have a thought they need to put out there before it goes away, or they have been trying to predict (which is what most do- in my opinion) what your finishing of the statement will be. My husband is famous for this, I used to get really frustrated, now I just shut up, shrug my shoulders and move on. When I catch myself doing it, I feel bad and apologize explaining that I would like to hear the rest.
Over explaining signals uncertainty...
...even when you don’t feel uncertain. Where might less actually say more? Stop talking one sentence earlier today. Tell us how that landed.

Landed really well. I didn't sound insecure in the meeting.

When the F word comes into play, I replace it with Fluff - What the Fluff?
