Existing Conditions question for the group
My team at GPRS helps architects, engineers, owners and GCs across the U.S. with existing conditions documentation every day, including laser scanning, SLAM scanning, Matterport, iGuide, other SLAM scanning to create existing conditions models and drawings, BOMA area calculations, and we also provide utility locating, and concrete scanning to add the unseen into the model. I’m curious how your team approaches these challenges today. Specifically: - How are existing conditions drawings typically created? - Do you measure in-house or hire a consultant? - Are you using hand measurements, laser scanning, Matterport, iGUIDE, SLAM scanning, or another method? - Do you create BOMA area calculations internally or outsource them? - What level of detail do you typically expect in an existing conditions model or drawing package? - I’m also interested in how you handle information that can’t be seen during a site visit, such as: - Underground utilities - In-slab conduit and electrical systems, reinforcing steel and post-tension cables - Do you rely on record drawings, perform selective demolition, use GPR or other technologies, or simply note these items as “verify in field”? I’d love to hear what has worked well for your firm, what challenges you still face, and whether your process has evolved over the past few years.
