Dryer cords
Worst thing is when a customer has a 4 prong dryer outlet and you can only supply a 3 prong cord. 4 prongs are around 40-50$ where I'm at locally. Where do you guys get dryer cords from ?

Do a facebook marketplace search. I buy mine in bulk for $6 or $7 each, sometimes $5. I get 10 four prong plugs, 20 new vents, and 20 sets of new water hoses with washers all at once for under $200.

If you have a Marcone account, a major appliance parts dealer, you can get them for $13.54 each. Marcone has a one year warranty on parts. That is OEM quality with warranty.

Any demand for stackable washer and dryer units ? Haven't seen much sellers selling them around my area

Yes, I have one set rented and swore to never do that again. Seven or eight requests have been turned down. Not in my wheelhouse. I just don't want them.

@Mario Perger That's what we did. The machines work great. I have not had one complaint about them. They were built in the 80s, but getting them in place was not fun. I'm not doing that again.

@Frankie Smith I like that I can install once and then get paid every month for a good while for the work I did once. As long as the machines are good, they do the work for us.

I'm running a rentals business
I started about a year ago when I saw the Koerner Office video. Had some ups and downs the first 6 months but the last 4 or 5 have been great. Nothing crazy but I'm at 1,100 MRR and have 2 more installs scheduled this week and I'm averaging 1 - 2 installs a week with no advertising just FB marketplace ads. I have a software dev / marketing background so I've been developing a piece of software that helps me take payments sign contracts and run the business from my iPad. Looking to connect with others that are also doing rentals too that may be further along then me to shorten my experience gap. I'm doing all this on the side I have a full time job as well.

Full time teacher. Also have been renting for a year. I have 34 rentals. Starting to see rentals move away out of their apartments, so that number is trending lower right now. Still, $1400 a month MRR is not terrible. Spending 10-15 hours a week on it. Always chasing down 6-7 renters struggling to pay. I saw the Koerner office video two years ago and dragged my feet for a year, but got some good planning in. Can't keep up with demand. I have one property manager that has contacted me. She just asked me for a third rental. Specialize in direct drive washers.
