R2SA Due Diligence Resources
🚨 R2SA DUE DILIGENCE TOOLKIT (SAVE THIS) 🚨 If you were on the training or catching the replay — this is your follow-up stack to actually run the numbers properly and stop guessing deals. No fluff. These are the exact tools I use 👇 📊 1. Profit Analysis Spreadsheet (YOUR CORE MODEL)👉 https://1drv.ms/x/c/d7471ce845439db5/IQAsMGEJrpn9T5Dzav9WkZWqAaNxZP4_Go6ijmZT_7pho94?e=M7MWY4 This is where the deal lives or dies.→ Input rent, costs, occupancy, ADR→ See TRUE net profit (not fake “headline” numbers) 📈 2. AirDNA Rentalizer (MARKET BASELINE)👉 https://app.airdna.co/data/my-rentalizer Use this to sanity check:→ Annual revenue→ Occupancy trends→ ADR benchmarks ⚠️ Don’t rely on this alone — it’s a guide, not gospel 💰 3. PriceLabs Calculator (DYNAMIC PRICING LOGIC)👉 https://hello.pricelabs.co/calculate-revenue-estimate/ This shows you what happens when pricing is done properly:→ Seasonal demand→ Event spikes→ Weekend vs weekday uplift 📊 4. Airbtics (COMPARABLE LISTINGS DATA)👉 https://airbtics.com/airbnb-income-calculator/ Use this for:→ Real nearby listings→ Actual performance→ Demand insights 🏛 5. Council Tax Checker (NON-NEGOTIABLE COST)👉 https://www.mycounciltax.org.uk Know your band BEFORE you agree a deal. This kills a lot of “looks good on paper” deals. ⚡ 6. Utility Calculator (REALISTIC RUNNING COSTS)👉 https://smartmoneytools.co.uk/tools/utility-bills-calculator/ Estimate properly:→ Electric / Gas / Water→ Don’t undercook this — it will wipe your margin 🧠 HOW TO USE THIS STACK (IMPORTANT) Step 1 → Pull market data (AirDNA / Airbtics)Step 2 → Validate pricing (PriceLabs)Step 3 → Build FULL model (Spreadsheet)Step 4 → Stress test costs (utilities + council tax)

@Viorica Tusinschi you can try the following options: Excel for the web — Sign in with a Microsoft account and open the file in the browser. Basic editing is generally available without a paid desktop subscription. - Google Sheets — Upload the .xlsx file to Google Drive and open it with Google Sheets. It can edit and export Excel files, though complex formatting/formulas may not always transfer perfectly. - LibreOffice Calc — Free desktop software that can open and edit .xlsx files. - Apple Numbers — On Mac/iPhone/iPad, Numbers can import Excel spreadsheets. - OnlyOffice — Another free office suite with good .xlsx compatibility. - Excel mobile apps — Depending on the device and account, the Excel app may allow viewing and some basic editing without a paid subscription. - Another licensed copy of Excel — The file can simply be opened on a computer where Excel is properly licensed.

@Adrian Dawkins you are so right, since we vibrate energy we attract what we vibrate, if positive - positive things happen, if negative - negative things happen, when grateful - wonderous things happen. Have an awesome week! Chat soon.
