From my experience helping bring broadband into manufactured housing communities, reliable connectivity is what makes all of this possible. A smart thermostat, security camera, remote medical appointment, or online class is only as useful as the connection supporting it. I also saw residents using broadband to work from home, learn, communicate, and stay entertained. To me, the biggest opportunity isn’t adding technology simply to make a home appear more modern. It’s giving residents technology that genuinely improves daily life. Before a home can be “smart,” it has to be reliably connected. Which would create the most value for residents today: better security, lower energy costs, or stronger connectivity?
Quick Tip: Two Openers, Know Which One to Use
MH Tip of the Day Your opener should depend on where the lead actually is, not a one-size-fits-all script. If they've already seen or toured a home: reference what they actually did. "Hi [Name], you looked at the [home/floor plan] on our site, I wanted to find out what caught your eye about this home(s)." If this is a follow up call with someone who hasn't seen a home yet: skip pretending they have context they don't. Go straight to a simple, easy-to-answer question instead: "Hi [Name], quick question, was it a 2 or 3 bedroom home you were looking for?" Either way, the goal is the same: ask something specific and easy to answer in 2 seconds so they start talking instead of going quiet or guarded. Which one you use just depends on whether they've already seen a home or not. Drop a comment this week with which one you used and how it landed.

The part I like here is that both openers give the prospect an easy place to begin. They don’t have to defend themselves or answer a big sales question, they can simply talk about what interested them. Once they start talking, we can understand what they actually want instead of assuming. That small difference can change the entire conversation.

Product knowledge matters, but knowing how to listen, explain the process clearly, and build confidence is what moves people forward.
Where does the buyer journey become unclear?
A recent conversation made me think about something: a buyer can love the home and still lose confidence if the rest of the process feels unclear. Land, site work, financing responsibilities, installation, and timing all affect the decision, but they may not always be explained in the right order. For those working directly with buyers: at what point do you explain the full path from choosing a home to moving in? And where do you see buyers becoming confused or losing confidence? I’m interested in learning what’s working for different teams, and where better training or processes could help.
