Walked one of the properties today. Seller is an older out-of-state landlord living in Wyoming now who used to own around 100 properties in the Cincinnati area and is pretty tired of managing the few he still has left. One property is currently tied up in an eviction and he admitted this one probably needs around 40k+ in work. House has some decent updates already (PEX plumbing, usable kitchen/bath, updated electrical panel), but also clear deferred maintenance including a collapsing deck, moisture/water damage concerns, exterior work, and possible roof issues. Sounds like he’s mainly trying to simplify things and unload some headaches while he’s back in town.

I had a question for anyone using xleads ninja mode, and am I compliment in Ohio? I want to speed up my out bound leads

I'm trying to manually text lists, to stay compliant with the dnc and a2p. I'm currently using xleads as it has several things in it already like skip tracing, and so on. But I'm only knocking back a couple dozen a week, while I do get a few replies, I know I need more volume. In Ohio for reference. I'm motivated, but reaching people is definitely my bottle neck, be it time or method. I'm finally getting comfortable out reaching, small steps in the right direction.

Been a busy day at work, decided to pull some leads off of zillow and made contact with an out of state landlord looking to sell 5 properties! Aside from a few short or rude replies back from sms texting this is my first walk through possibly this weekend!
