No theory today. Real deal, real numbers. A seller responded to my marketing about a lot they aren't planning to use any longer. They just wanted out. Locked it up under contract at 23k. Marketed it to buyers the same day. Buyer lined up within 2 weeks and offered 30k for it. Title company handled the rest. I never owned the property. Never swung a hammer. Never spent a night thinking about tenants. Never had to schedule photos or inspections. Assignment fee: $7,000. That's the whole business. Find the deal, control it with a contract, connect it to a buyer, get paid at closing.
