My 30’ish day challenge on Skool
It started back in the spring. I wanted to see if I could reach the fire level. That’s where you have to post and comment and do minimum 10 activities per day on Skool (for 30 days straight). Yesterday I researched if there was any incentive for keeping the fire status. There wasn’t! And I never get any offline leads or DM’s from other groups. So I turned off my daily 2x reminders and stopped posting. I think it works easily if you are an admin, in a lot of groups, or constantly engage with a lot of people that turns to real business opportunities. I am only in about 3 or 4 Skool groups and they are not what I would consider high activity groups. But it was a good little run. Do any of you have long running daily activities or streaks outside of your normal day to day routine?

Trophy Hunters lose in the CMB game
Most commercial mortgage brokers(CMB) don't have a lead problem. They have a one-deal problem. I've watched a broker spend four months on a single $8M acquisition because it was the biggest thing he'd ever touched. He stopped prospecting. He let a $520K refi go cold — a deal that would have closed in 45 days with half the work. Then the $8M died at committee over a sponsor credit issue that was sitting in the file in week one. The deal wasn't the mistake. Building an entire quarter on it was. In 19 years I've never had a good year that came from one transaction. Good years come from six to ten closings, where two of them surprise you and one of them saves you. The brokers who burn out are the ones who bet the quarter on the trophy. What's the deal you chased the longest before you finally let it go — and what actually killed it?

I’m hanging in with an EMD deal now. The client is delaying sending the EMD so the seller continues to extend the EMD due date. I won’t wire until she pays my upfront fee and the Texas option fee to title. The seller wants her to buy, so he concedes. I’m supposed to do the double close for her also, but no BC contract yet. Her LLC is the end buyer.. I’m patient, but the seller’s agent is now all over it!

What's harder than selling....sometimes 'not selling', no matter how badly your borrower wants to apply for money. After a little back and forth, this guy pulled not 1 but 2 EMD's on 2 different properties before his money went hard. He was pursuing 2 deals with very low occupancy, both in rural areas. He is back to the drawing board and told me that he is taking my advice and needs my eyes on his deal and to take him through this process of buying his next property. Let's go!
