Hey team! Day 2 done and I’m learning so much already 🔥 As a stay-at-home mom with two energetic toddlers, today was a mix of action, interruptions, and smart pivots. But I kept moving! 📝Plan for today: BUILD A BUYERS LIST for FLORIDA! ✅ Jumped on Zillow and searched recently sold houses (last 90 days, investment & cash filters). Started broad in Central Florida — way too many results! I tried pulling owner info from property appraisers and skip tracing on truepeoplesearch.com… but quickly realized my process was very inefficient. ✅ One of my little ones woke up mid-process, so pause for mom duty 🍼 After much thought, I decided to narrow it down to one specific county/city. Much better! Copied addresses and added them into the free CRM that Zach and Rick provided. ✅ Later today I’ll hit the property appraiser’s website for owner names and continue skip tracing. This feels way more streamlined. Taking action (even messy action) beats sitting around planning. My husband is also brainstorming ways to automate this with Claude AI — he’s deep into AI and crypto, so he’s a huge help thinking through tech solutions. I’m exhausted but excited. Hey everyone! Day 1 in the books and I’m already feeling the momentum 🔥 As a stay-at-home mom with two little ones bouncing off the walls, I carved out time today to make some real progress on my real estate wholesaling journey in Central Florida. ✅ Contacted 5 title companies that work with investors and wholesalers (huge thanks to Grok for helping pull a solid list!) I asked them: 1. Do you work with real estate investors/wholesalers? 2. Are you familiar with assignment of contracts and double closings? 3. What are your closing fees, timelines, and any volume discounts? Got 1 solid response back already — looks like a company I might be able to build a great relationship with. Still waiting on the others but super encouraged! ✅ Also knocked out several classroom videos on Disposition. (Also, anybody know what specific items lines we’re looking for in title companies? Literally a beginner in wholesaling. ) It’s messy, it’s loud, and I’m juggling toddlers the whole time… but I’m showing up. Almost there on getting my backend pieces in place! Zach recommended that I start a text blasting campaign with XLeads so I started a campaign in my local maket here in Colorado. On the VERY FIRST DAY we got a property who wanted to close ASAP.
