On August 1, 2021, Bill decided to buy a home in the City of La Verne, California. He downloaded the Zillow app to his phone and began scrolling through the homes listed for sale in the City of La Verne. Zillow is a real estate app that lists all houses currently for sale throughout the state of California; the application provides the sellers name, house address, pictures, total square footage, price, and other information that may be relevant to the sale and purchase of any given home. After viewing several homes on the Zillow App, he saw a home on 7th street he was interested in purchasing. The house was being offered for sale at a price of $750,000. He immediately emailed the seller through the Zillow app stating he would like to purchase the home for the price listed. The seller (on that same day) responded via email stating that the house was no longer available for sale; however, the seller had another home on 5th Street that was very similar in size, lay-out and price. On August 2, Bill emailed Seller and demanded that he be sold the 7th Street House because Bill had emailed his acceptance to Seller to the email address provided by Seller on the Zillow App and that he accepted all the terms of Seller’s offer as articulated on the Zillow App. Did Bill and Seller form a valid contract? JW SEALS JR Bill apparently believes his intent created a valid agreement. This is what I observed when engaging in a real estate offer and acceptance. Issue: The platform willow itself speaks to invitation not binding terms of agreement. [Meaning clear terms] (Rules) Mirror image: Willow has a MSL for all to engage in invitation offer counter offer. Clearly more documents are needed to constitute a valid offer and acceptance not just an email. Clear and Absolute: Can be spoken, written, or shown willow choices are in fine print to make clear and absolute. This information that [may be] relevant to the sale and purchase of any given home. Communication: Bill constitutes an email as binding terms offering him rights to demand rather than counter offer. Analysis: The facts are Bill had no real estate agent offer on his behalf. That would have triggered a 1008 and 1003 application that starts a process to purchase. Conclusion: Bill's intent was to purchase however Bill lack interpreting statutes in realestate, evaluating contracts, and building a persuasive legal argument in the event his offer was denied prevented Bill's offer and acceptance through willow app platform.

How do YOU define offer?
Many people look at offer and acceptance as what is needed for a contract, but a verbal offer and acceptance actually is not needed for a contract to form. What are the elements needed to form a contract?

Hello J. Here" in response to the question The elements of a contract meaning an offer 1 . Intent - will begin with the individual that is making an offer. 2. Communication - A valid offer must be conveyed from offer-er to offer-ee in good-faith. 3. Definite Binding terms -The elements are the essential terms of the deal. Topic, pricing, time and place where performance is to begin.

Hello JW here" how exciting intern in sports with a viable agency. Regarding myself I have a under grad and grad in law" and I am a [1 L from an a credit law school. ] I saw where the platform offers certifications. I didn't see any sports in particular certifications. Being a former 3 sports athlete for over 15 + years I am familiar with the highs and lows of sports and recruiting. I even applied for a sports compliance officer at UNLV with the duties similar mentorship. Also I am affiliated with some High school coaches and been involved in some undocumented mentorship positions. My mindset is to eventually prepare for the bar at 65 soon to be 66 years of age I can successfully operate in Grad education in the area of compliance independently. As I have a small DBA and Insured. With that"if you are aware of certificate programs that would be an interest to me let me know. Thank you for the platform I yield the floor JW
