🏚️Im Confused, Need Some Help🏚️
I just got off the phone with a seller here in Louisville, KY and they're trying to sell their entire portfolio of assets (approx. $20M)💸. We're talking houses, apartments, laundromats etc💫. The problem is, I've never dealt with a portfolio this size and I've never structured a deal of this size before. I'm not even sure how to put something like this under contract or where to even start finding a buyer with the ability to buy a package of this size. If anyone has experience wholesaling portfolios of assets, structuring bulk sales of assets, or knows of some serious buyers with the cash to do this deal, I would love to hear from you🤍. I'm used to doing single properties, so this is definitely not what I am used to. Any comments, connections or advice would be greatly appreciated. Thanks in advance.

😄Hey, I've got a great off-market deal in 📍Louisville, KY (West End area - 40212). It's a 2 bed, 1 bath single family, about 960 sq ft on a nice lot. Built in 1900 as wood-frame construction, it was occupied just two months by the owner and his family. He is a contractor himself and has done most of the work already, he says about $20-25k⭐️ is left in light rehab (mostly drywall touch-ups, furnace installation, a couple of finish-outs). ARV comps are coming in between $115k-130k✨. He is very motivated to sell right now, and he said to give it to me for $50k💫 if we can close very quick.
