Cash Flow vs. Capital Growth, Which One Matters More?
When I first got started in real estate, I didn’t have a lot of money to support my deals. And honestly, that was difficult. A lot of people didn’t want to work with me because they were worried about the lack of capital. I understood why, they were looking at the risk from their perspective. At that point, I realized something important: Knowing how to find a property is only one part of real estate. Understanding the strategy behind the deal is just as important. Luckily, I attended a real estate event where I met someone who was willing to share strategies and show me a different way of looking at deals. Those lessons helped shape many of the strategies I use today. One of the biggest things I learned is that not every property has to serve the same purpose. Some properties can provide positive cash flow today. The important question isn't always: “Which one is better?” It’s: “Which one makes sense for MY goals?” If you need income today, cash flow may be more important. If you're focused on building wealth over the next 10–20 years, appreciation may carry more weight. And if you're just getting started, understanding the difference can help you look at opportunities differently. I'm curious about your perspective: If you had to choose one today, would you prioritize monthly cash flow or long-term capital growth, and why? There’s no right answer. @Bryan Widenhouse We definitely have that in common. I also used financing for my investments, and building enough capital reserves was one of the challenges I faced early on. Fortunately, someone introduced me to a side income stream that I run alongside property, and it helped me strengthen my capital position without taking me away from investing. How Do You Balance a Full-Time Career, Real Estate Investing, and Life?
I have a question for those in the community who are already investing in real estate, own multiple properties, and also have demanding full-time careers. How do you manage your time and maintain a healthy balance between your career, managing and growing your real estate portfolio, training/fitness, family time, and getting enough sleep? I’m someone who does really well with structure and routines, and I’m always interested in learning from people who have been successful in multiple areas of their lives. One challenge I’ve noticed about myself is that when I become extremely focused on one goal or project, other areas of my life sometimes take a back seat. For example, if I’m preparing for a jiu-jitsu competition, I can become so focused on training that I don’t give enough attention to other priorities. I realize everyone has different schedules, responsibilities, and circumstances, so there probably isn’t one perfect answer. But for those of you who have demanding professional careers while also building a real estate portfolio and maintaining your personal and family life, what has worked for you? Do you follow a specific routine or schedule? Do you time-block your days? Have you learned to delegate certain responsibilities? Are there any habits, systems, or lessons you’ve learned that have helped you maintain balance without sacrificing your long-term goals? I’d really appreciate any advice or insight from those who have figured out how to manage all of these areas successfully.

@Yani Reyes I can relate. Tenant management and repairs can quickly become a second full-time job. In my experience, having reliable systems and the right people handling the day-to-day makes a huge difference. Have you considered outsourcing property management so you can focus more on growing your portfolio?
