I understand the MAO for a wholesale deal, but I am also looking to do fix & flips. I am a little unsure though what a good formula is for calculating the MAO for offers on flip deals. Anyone know of a good formula to use that factors in finance costs, hold costs, fixed costs, closing fees, realtor commissions etc.

When communicating through emails and phone calls what title do you give yourself when communicating to clients or agents as the owner of your "wholesale" or "REI Company"? Do you put "Owner", "Founder", "Acquisitions Specialist" in your signature or stay more ambiguous?

Should I get a sperate dedicated phone line for general business inbound calls (Google Voice) or should I just use the xleads dialer for my general business line aside from cold calling campaigns?

I setup an LLC for my real estate wholesale/fix&flip business, but what type of insurance should I get business wise? General liability policy, BOP, etc.. This is specifically for the business itself and not to insure a property, that I will take care of with a property insurance policy, builders risk etc.. Any feedback would be great!
