I have this guy ready to sell, he doesn't want to be a landlord any more, he's willing to take less for the property but the tenants are still there and their lease isn't up until next summer. Does anybody have experience with this or know if investor's are interested in this type of situation?
@Nina Tischer Thanks for the advice it's a 4 bedroom single family and it probably could use a fresh coat of paint but I don't think the tenants are leaving anytime soon should I still get it under contract?

Finally, Finally closed the first deal! Took 5 months and about 30K calls but id do it all over again. Time to become more efficient and take what I learned to get more. Locked up at $120k, Assigned for $170k, JV'd it and made $30k.
