I have this guy ready to sell, he doesn't want to be a landlord any more, he's willing to take less for the property but the tenants are still there and their lease isn't up until next summer. Does anybody have experience with this or know if investor's are interested in this type of situation?

What’s ONE thing that actually moved the needle in your business this year? Not the generic “stay consistent” stuff…(even though its true) I’m talking about a real strategy, tool, or mindset shift that made you more deals, better conversations, or cleaner processes.

Finally, Finally closed the first deal! Took 5 months and about 30K calls but id do it all over again. Time to become more efficient and take what I learned to get more. Locked up at $120k, Assigned for $170k, JV'd it and made $30k.
