Hey military fam Question: Are there strategic financing options available that would allow me to purchase another property using a VA loan without using my own cash? The challenge is that the majority of my VA entitlement is tied up in my current house, which is cash-flow positive as a rental but significantly impacts my finances due to the high cost of living in the DMV area. I have approximately $400k of VA entitlement remaining in Northern Virginia, and even less if purchasing outside a high-cost-of-living area. The Ask:Is there a way to purchase another property using my remaining entitlement, while leveraging additional financing options to cover any costs that the remaining entitlement wouldn’t cover? I’m looking for strategies that would allow me to do this without relying heavily on personal funds. Conditions: - I do not want to manage a property located more than an hour away. - If occupancy is required for 11 months, I prefer a location where I wouldn’t have to commute over an hour - VA loan costs I am under the assumption I would pay that

I don’t know if any of the DMV states do this but some states have similar programs. California has a CalVet loan that is very similar to a VA loan but it’s backed by the state instead of the federal government.

Roth In Plan Conversions A Roth In-Plan Conversion allows participants to convert any or all of their pre-tax assets to Roth assets. Conversion feature would allow change in tax treatment from Traditional to Roth, triggering tax bill that cannot be paid with TSP assets. Details to follow. Available January 2026 FRTIB 21 NOV 2024

From Surviving to Thriving
I joined the military excited to serve and learn. The experience taught me both good and bad things. While in the military I was beat down without being built back up. It's been a journey and I'm finally learning how to move out of survivor mode and become a thriver. Becoming a part of this community is part of the process in my growth to becoming a thriver. I am teachable and I desire to have community and I love being able to build things up. I am determined to reach a place in my life where I no longer live fight or flight.
