I just got a deal under contract for a creative finance deal. The owner then asked me if i am interested in other properties. I said i would accept any and all he had. He then said he has 400+ properties in the Dallas area. He is looking to cash out. He wants to owner finance all deals. Advice? Help appreciated. Do you know institutional buyers in Dallas area? All of the homes are SF and he owns them outright. He doesn’t even want a ballon payment. The fees for something like this would be incredible

Day 3 update. got my first deal today and sold it. it is a "Land Contract". The buyer will get 800 cash flow a month downpayment 8k, 5k assignent, 4k in closing. All in they are 17k in on a 78k property and their return on investment is 57%. Its important to show them the return on investment. most want to be around 18-20%. you get them 57% might create a bidding war. Let's go

Looking for buyers in TN and NC. TN is a mortgage take over with really nice cash flow. The other is a multi property investment. You can actually buy the property and immediately refi and get your full money out plus an additional 10% AND it still cash flows. If you are looking for any deals in TN or NC let me know
