Ideas for touching base to your "warm leads".
Who has fresh new ideas for touching base and asking for referrals for 2026. Do you think picking up phone and calling is best, buying gift cards from local coffee shops, client appreciation parties? I need some fresh ideas. I learned one from Kreg to put my card/sticker in a book for clients young kids.

I work for KW and use "Command" as my CRM. I have more than 3,000 contacts on what they call "Smart Plans" that send them information on their local markets each and every month. The report also has a link (similar to this one: https://kw.com/area/123231) that creates a report of what sold, what is active and other key features. If there is no activity for the month in their respective area(s), Command is smart enough not to send the report. If you want to stop by your leads, I've used these for door hangers with a bag of unpopped microwave popcorn in a door sleeve (in case they were not home) as well. Hope that helps!
First Open House
Hi team! I’m hosting my first open house for one of my Realtor partners, and I’d love to hear your best advice. What are the biggest DOs and DON’Ts you’ve learned from hosting open houses? Thanks in advance for sharing your tips.

I usually work with my Title company or lender to use RedEx to find as many nearby owners that I can. The great thing about this tool (and I'm sure there are others out there like it), but you can filter out 1) people with a median household income of $xxx, 2) people who have been in their homes for 3, 5, 10+ years, etc., and I usually ask them for help in identifying anyone they know who would like to live in the neighborhood. I'm never pushy, and in return, they end up showing up as well. Last bit of advice, follow up the same day via text and email with your contact information, thanking them for stopping by. Good luck!
