I appreciate it. The owners have been deceased for 20 years. I checked with the county and they said taxes were last paid in 2018, but wouldnt who they were payed by. ive skip traced both original owners and only found an adopted grandson who doesnt know anything. the google image from april 2025 shows a car parked in the driveway.
Love the video! Got me juiced to rip dials. Could I get some clarity though - the one convo with the gentlemen that they had traction with, looking to lock it up for $55k - that's not a wholesale deal, correct? Since it has a renter and it sounds like they'd be holding it for a few months. Is the plan to fix and flip, keep it as a investment, or do you get paid the assignment fee when you assign it to someone else all those months later?
I acquired a probate list from the county, but now i'm confused on how to extract relevant info. Does anyone know how to tell if a property is included in the estate? The only address they seem to list is the address for the personal representative. Any insight appreciated!
Hey Eric, this is super helpful. I appreciate the detailed breakdown. One question however, is on the last part - "If you skiptrace list you pull directly from County at Tier 2, you will pay $72 max for 600 leads." Do you mean using a service like propstream or how do you mean by gathering a list from the county at tier 2 and skiptracing? @Eric Nicholson
