If you are in the first three years of your real estate career, here is a tip that I elaborate heavily on in the Real Estate Starter Course. Start a Farm area now! Start small and start now. Pick one building, or one postal mail-walk (usually cheaper than individual stamps depending on the farm size) or one small piece of a detached house neighbourhood as the target area.Think of it like compounding in your investment account. The more time focused on this strategy FROM you, the more it starts to return FOR you. The more exposure you get yourself in this area, the more people start to recognize your name over & over. In return your name as the local authority and specialist they need to call when they want to sell begins to solidify. One piece of mail per month per unit for the first year in a building of 20 units. That's 240 (20x12) points of contact by this time next year that would not have had. And these are not 20 random post cards that you sent out to 20 random people. These are hitting the same people every 30 days. repetition is how you are going to learn a new language & repetition is how your target market is going to learn your name. Now, this is not a silver bullet. But it is a very strong tool to ADD (and forever keep) in your arsenal of "balls in the air" working for you to bring name/brand awareness and inbound phone calls your way. How you most ideally pick this farm area, I will leave that detail in the course. But there are two tricks to this: 1. Pick a small enough area that it is financially manageable during good or bad months. 2. Mail once a month & NEVER stop, FOREVER! - daunting I know, just start... As your business & income grows you will then add more doors to the list (ONLY at a sustainable pace, don't get excited after one good pay check). From what I have seen, The only reason this is not the sole marketing plan for every agent in every neighborhood is because they can not handle the consistency of "never stop". There is a lot of competition in this form of very traditional marketing, yes. However there is just as much failure of consistency from those agents as there are competition trying to make this their one consistent thing...
