So I called the clerk of court and they told me they don’t have a list of properties that have been sent a Notice of Default that they could direct me to the sheriff office which doesn’t have that information. So I said may I ask you a question.she responded yes. And I quote” Whenever someone doesn’t pay their mortgage for 3-4 months. The mortgage company contacts who to file suit?. Don’t they file through the clerk of court and the clerk mails out a notice of default to the homeowner’s address?” She said verbatim, “ it sounds like you know more about tha. I do. All I can do is direct you to the clerk of court…” What do I do now lmao

coming across deceased owner properties, is there any specific or helpful advice to find out who is husband/wife or kids or if theres a "Will" are we supposed to be able to access "Will" information I would like to know who the properties are going to. Slightly unsure how to do investigation work on some of these. if someone could direct me to a video or some good information on this matter. i would greatly appreciate it.

I closed my first wholesale deal today. I just wanted to bring the WIN to the community. it was a 3/2 1440 sq ft PROBATE property. I only made 3k on it, got it locked up at 162 found a investor used all the steps in the videos ( probate list, Zillow for investor) I didn't use any money except the $500 to put the contract in escrow for title. sold it for 165K it closed today. I am looking up tax liens and many times i come across liens which appear to have happened because of deceased owner. my problem is then how to look up the next to kin or heir, or better yet, wouldn't it be easier to just look up the deed? that way i could see who actually has legal rights. I feel like some of these might actually end up probate leads

Sue is the wife, the husband is in a nursing home, they are legally still married but they haven't been together in over 10 yrs. The husband is mentally incompetent so he can't sign anything, Sue did have power of attorney but she got a letter from lawyer in 2018 that all power of attorney rights was cease. So she is unsure what to do with the property. It's been Vacant almost 7 yrs and the insurance told her when he dies they will take the property.
