Bottom line: He took 99 different resources (video, pdfs, transcripts, websites, etc.) and put it ALL together into this 7:05 video/audio. The podcast I posted was like an hour and half long. Here are the basic figures that I am trying to achieve and WHY I’m building this community: To share what others didn’t want to share with me. 1. Buy a city lot (5K - 7.5K sf) for around $40K - $55K. 2. Build a duplex with around 1200 sf living space per side for a cost of $100/sf or $240K. 3. The finished duplex should achieve rents of about $1,500/mo PER side and should appraise for $399K+. Let me know your questions.

When I first decided to venture into the New Construction side of real estate, I knew there were large gaps in my understanding. There were other builders I had met locally and they gave me the proverbial, “call me if you need anything.” I made the calls and asked for a quick class on foundations, concrete and whatever else I didn’t know.
