BIG TIME SAVER INBOUND!!! So @John Pogue turned me onto this thing called Notebook LM. It's an AI tool. Bottom line: He took 99 different resources (video, pdfs, transcripts, websites, etc.) and put it ALL together into this 7:05 video/audio. The podcast I posted was like an hour and half long. Most people don't have time for that... so, please watch/listen to this here and comment, "DONE!" So I know who is SERIOUS about collectively raising capital for their own real estate deals. It will make sense after you watch/listen to it. Again... big thanks to John! Hey Juan - do you build duplex for investors or just provide training

Here are the basic figures that I am trying to achieve and WHY I’m building this community: To share what others didn’t want to share with me. 1. Buy a city lot (5K - 7.5K sf) for around $40K - $55K. 2. Build a duplex with around 1200 sf living space per side for a cost of $100/sf or $240K. 3. The finished duplex should achieve rents of about $1,500/mo PER side and should appraise for $399K+. Let me know your questions.

No One Was Willing To Help Me
When I first decided to venture into the New Construction side of real estate, I knew there were large gaps in my understanding. There were other builders I had met locally and they gave me the proverbial, “call me if you need anything.” I made the calls and asked for a quick class on foundations, concrete and whatever else I didn’t know. Of all the builders I called, guess how many were willing to help? None.… So what did I have to do? Teach myself in any way I could figure… make mistakes, learn, adjust and do it again. I’m hoping to save YOU some of that pain. What do you need help with?
