@David W hey man, aint not hate in this convo. just two guys sharing perspective. You see it how you see it and I see it the way I see it. Let's talk market first. In the market I started in, the buyers were builders. They were easy to find and easy to feed. Bring them some dirt. So if you wanted to do a deal, find dirt. I spoke to enough buyers to understand the numbers, and got after it. I JV'd on 3 of my 4 deals every year for almost 3 years straight. My problem wasn't JV'ing or not, it was deal flow. If your deal flow relies on someone else's grit, you not controlling your own destiny. I got JV deals because I had a legit buyers list 350 names but 5-7 buyers that would be ready to go at all times from 2016-2019. But my JV's were on rentals or flips mainly and I contracted new construction. This time around Im contracting whatever comes down the pipe. I dont dislike JV'ing, I dont prioritize it as a business model. A JV deal is a bonus not the salary. In the same way, if cant move a deal, Ima call another wholesaler and see if they can help. On the other hand, If I was looking to start a national, regional, statewide or local wholesaling business with a partner, or co-owner, thats a very discussion. Team work make the dream work.

@David W we good man, I didnt lay it out as clearly as I did after getting into. No harm no foul. Having buyers is important, know other wholesalers is important. Everyone's experience may be different. You were right about buyers and JV'ing to learn the ropes. Each experience is different. What markets are you in?

Do anybody know what contract to use when talking to an agent to get the house discounted from the seller? Or what script do anyone use when talking to an agent?

Some agents want to use a Real Estate Agent Form. It does not matter which contract. Whats more important is the terms and the language. When working with an agent, right the contract to the property owner with terms concerning the agent's commission. The agent will get the sellers to sign.
