Optimal Flex Bay Size?
I'd love some real-world advice. We're planning a 45,000 SF flex building on 4 acres in Holly Springs, NC, in an affluent, established business park adjacent to $1M+ homes. We think the best opportunity is serving smaller contractors, but I'm trying to determine the ideal bay size. I've seen projects with bays as small as 1250 SF, but I'm concerned about the added build-out costs, management, and tenant credit. On the other hand, 2,500–5,000 SF bays are much more efficient, but the total rent may price out some of the target tenants. For those who have developed or leased this product, where have you found the sweet spot?

My experience as a broker in Asheville (tertiary market, probably similar to Holly Springs) is that the 1,200-1,500 SF size works well and can consistently lease. The creditworthiness of the Tenant is a bit of a tradeoff, because you are definitely marketing to newer/startup businesses (as well as established ones). The plus is that if they are successful, they grow and either renew leases or expand into adjacent units, or vacate and allow you to reset to market on rents. I have found that the larger sizes are also rentable, but that creditworthiness of the Tenant doesn't necessarily correlate to a larger bay size. At least in Asheville.

I am increasingly interested in all aspects of the asset class, and would love to someday shift from brokering to owning or managing.
