Weekly goals
- Finalise with my latest deal, I have the deal packaged, I have an investor ready, I gave him the weekend to do his due diligence to make sure he’s happy. - Will hopefully start the management onboarding process with him today. - Reaching out and building up a list of investors/commercial lenders for raising finance or potential JV on a company buy (property portfolio). This deal has huge potential upside so If anyone is interested, please do get in touch. - Familiarise myself with this community.

@Sam Joy thanks Sam, it’s a 6 bed R2SA deal. This lead came from my business partner, It’s a portfolio of 6 properties (hotels). Some are cash flowing and need zero work. We have building quotes for the properties that do need work. I have a meeting with the owner tomorrow to negotiate a price but think it will be north of 1M, I believe the owner is happy to do vendor finance up to 80%. There’s a lot more to this deal than I can say in 1 comment. The owner is in his 70s and looking to exit. Yes I will be there!

Hi all, I'm James. I have been deal sourcing (part time) for over a year now, I mainly focus on R2SA. I have an SA management company - Ember & Shore Ltd, we basically cover the full process from start to finish. Now getting into commercial deals and raising finance for larger projects.
