Great question, Eric. The installment method is a type of seller financing. The benefit for the seller is they get their money in two phases: down payment at closing #1, then the rest at closing #2, instead of over months, possibly years. Regarding the comparison between cash and IM: cash requires a significant discount. We have to get those properties for as cheap as possible due to buying all at once, repairs, risk etc. An installment contract is offers the seller quite a bit more in sale proceeds, de-risks our position, and typically does not include renovations. The way I teach it, you should be setting aside as little as possible for rehab. Go into each appointment with all your options, then find out which exit your seller will bite. I’d highly recommend the SC series! You’ll get all you need to close these deals.
