I spoke with the seller today. Really nice guy. He hasn't lived in the property for the past three years. He's willing to sign at $110K, but he told me he still owes around $165K on the loan. ARV 200k. 1 week away from Auction. I'm not sure how the $50K+ payoff gap can be resolved, so I don't think this is a good wholesale deal. It may be a good creative finance opportunity instead. I really appreciate any advice for structuring a deal and get this closed before the auction?
