Possible Lead?
Hello community, I need your help with a potential real estate lead. The owner, a real estate agent/investor, wants to sell his last property in the city after his long-term tenant passed away. The property has a 25-year-old HVAC unit, a rubber roof (8-12 years old), good electric, central AC and heat, and no known foundation issues. He has about $345,000 in equity, and a nearby property recently sold for around $300,000. What options do I have, if any (Novation, Owner Finance, or something else)? The owner has owned this property for 33 years. I figured novation was not an option given that he is a real estate agent, but maybe I could be wrong.

Inform candidates that they will participate in role-playing exercises to assess their conversational skills and ability to handle challenging seller questions. 2. Conduct interviews via Google Meet or similar platforms to visually assess candidates and their equipment. This helps identify potential issues, such as poor internet connections or microphone problems, which is crucial since VAs represent your first interaction with potential sellers. 3. Allow candidates to introduce themselves as they would during an in-person interview. This provides valuable insights and helps identify potential red flags. 4. Perform a role-play scenario where you act as the cold caller. This demonstrates exactly what you expect regarding conversational style and rapport-building. Pay attention to candidates who rush through interactions without engaging in meaningful conversation. 5. Express gratitude for their time and show appreciation, regardless of the hiring decision.

Weekend Recap
**Saturday**: I interviewed 15 virtual assistants and hired two, but I am still looking for a third. I aim to finalize this decision within the upcoming week. **Sunday**: I sent out 400 offers to potential sellers, hoping to receive some calls back on my Google phone. I also listened to a few podcasts about wholesaling to help get my mindset right and motivate myself to stay consistent and focused! 💪🏾

Fired VA
Today, I made the decision to let go of one of my virtual assistants due to her failure to meet the required hours. She was expected to be available for calls for eight hours each day, but upon reviewing the system and key performance indicators (KPIs), I discovered she was only accessible for 3.5 hours. When I addressed this with her, she offered excuses instead of taking responsibility. Additionally, she turned off the screenshot feature last Friday, which prompted me to scrutinize her performance more closely. Although this VA brought in two deals during her time with me, trust is paramount, and I cannot continue with someone I can’t rely on. My focus needs to be on the growth of my business, not on micromanaging employees.
