The seller who says “not now” might be your next deal.
One thing that can frustrate a wholesaler is speaking to sellers who seem interested, only for them to go quiet or say they’re not ready to sell. It’s easy to move straight on to the next lead, but sometimes the opportunity is in the follow-up. A seller who says no today might have a different situation in a few weeks. The key is knowing how to follow up without being pushy. A few things that help: 1. Ask sellers about their timeline instead of trying to force a decision. 2. Keep brief notes on their situation and what matters to them. 3. Follow up when you said you would, and respect it if they ask you not to contact them again. 4. Spend your time wisely by prioritising sellers with a genuine reason to sell and a realistic timeline. You don’t need every seller to say yes. You need a consistent process for finding the ones whose situation and expectations fit a deal.

A signed contract doesn’t always mean a good deal.
One thing that can catch wholesalers out is getting so excited about securing a property that they rush through the numbers. The seller accepts the offer, the deal looks promising, and then the repair costs come in higher than expected. The buyer wants a bigger discount, holding costs eat into the margin, or the deal becomes harder to move than anticipated. I’ve learned that getting a property under contract is only part of the job. You also need to know who is likely to buy it, what they can realistically pay, and what could go wrong before you commit. A few things worth checking early: 1. Repairs: Leave room for unexpected work, not just the obvious fixes. 2. Your buyer’s numbers: Work backwards from what an investor can afford to pay and still make a profit. 3. Your exit strategy: Know how you’ll move forward if your first buyer backs out. What’s been the bigger challenge for you so far — finding motivated sellers, negotiating the right price, or getting a buyer to commit once you have a deal under contract?

@Abdulrahman Zaki Abdulrahman, being based outside the US doesn’t have to stop you. You can use a US business number through a VoIP service to call and text remotely. Just make sure your provider supports international users and that you meet the registration and consent rules for business texting. I’d start simple and get the communication setup right before spending money on leads. Are you planning to contact sellers yourself or build a buyers list first?

@Abdulrahman Zaki You’re welcome, Abdulrahman. For free options, you could check Google Voice, although it’s generally limited to US users, so getting access from outside US can be difficult. TextNow is another option to check, but international access and verification may be restricted. For now, email is a free alternative while you find a service that supports users from your location calling US numbers. Have you tried either of those yet?
Greetings!
Hello everyone! 👋 I’m new to the group and excited to be here. I joined to learn, connect, share ideas, and contribute wherever I can. I’m based in Northern California and have experience with real estate investing, including completing several flips and working with investors throughout the NorCal area. Looking forward to connecting with everyone, learning from your experiences, and hopefully building some great relationships along the way! 🤝🏡

Welcome to the group! It’s great that you’ve already completed several flips. There’s a lot to learn from someone who’s been through the process, especially when it comes to spotting good deals and managing renovation costs. What’s been your biggest lesson from the flips you’ve done in NorCal? @Mario Dimacias
Your first deal is more than just a deal
For those working towards their first wholesale deal, what’s driving you to get it done? Is it financial freedom, gaining experience, proving to yourself you can do it, or building something long-term? I’d love to hear what’s motivating you and what stage you’re at right now.

I’d be interested to know a bit more about the deal. @Angel Vu Is this a wholesale deal, and do you already have the asking price and property details available?
