Landing Coffee Dates
hello, for context i am in mortgage brokerage niche. i have been running cold email for outreach and sent around 1000 emails at this point after sending 1000 emails i have failed to generate a single convo with anyone, at this point should i just up the volume and play with copy, or switch to another form of outreach? what outreach techniques are you guys using to land coffee dates?

Before you spend more on copy, worth ruling out deliverability first. 1,000 sends and not a single reply, not even a "not interested", is usually an inbox placement problem rather than a copy problem. Copy that bad still gets angry replies. Send a few tests to real Gmail and Outlook accounts you own and see where they actually land. Worth confirming the list is verified and the sending domain has been properly warmed too. If you are sitting in spam, more volume just burns the domain faster. If placement checks out fine, then the advice above stands and it is a copy and targeting job from there. And Gavin's question matters a lot here. If you have an existing agency, or any past clients or contacts at all, warm and connector outreach will beat cold email every time in this niche. Mortgage brokers are relationship led. That is the route we teach in the Same Day Client Getting Kit. This one walks through the non-cold way to land coffee dates: https://www.youtube.com/watch?v=pjNaBEWm0Fs

Sending sms when there isn't opt in consent
I've actually followed Dan's idea and closed about ~10 clients on trials across a few industries for this offer. Basically in all cases, ai + sms is able to pull out fresh leads out of dead lists. Not a problem there. Though I had a break and I'm coming back to this... and from what I can tell, this isn't really above board. Like, if I sign an insurance client, or a roofer or a solar company, their old leads... almost certainly don't have sms consent attached to them. So what do you do? Take the chance and sms them anyway? Otherwise the amount of suitable businesses that have a big dead DB of leads AND also have sms consent for them would appear to be a very small number?

@Krzysztof S It would be the clients liability. Its done under their brand and their A2P, but you still don't want to get them fined either. It is important to ensure they have the nessacary consents to send the SMS, otherwise yes you shouldn't. But its also a good opportunity to position yourself as the expert, get them complaint and then you can hit their live leads and also build a database which you can hit later on with a DBR. What country are you in? It differs country to country

@Krzysztof S Yeah this is where AI gets it wrong. Give it more context and you will find that it will tell you that actually no the company is the one liable. AI automatically assumes you are doing it for the buisness under your own A2P. If you caveat this to claude saying, The A2P regulation will be under the companys brand and their campaign, and you are setting up the workflows in their own sub account, all branded to them, AI will then flick a switch and tell you, you are a contractor working for the company and they would be the ones liable. (But you don't really want to be thinking like this, this isnt a get out of jail free card etc) Ultimately the BIGGEST thing is ensureing they have collected consent to message the lead. If that is there you are good. If its not, you shouldnt message their old leads and you should try and get them compliant so you can down the line
A Favour To Ask...
Quick one... has anyone had a https://link.flexxable.com link fail on them recently? If so I need three things: 1. A screenshot of the error. 2. Roughly where you are in the world 3. Whether you were on mobile or desktop. I've seen quite a few people flag an error on our link domain, but I can't seem to recreate the issue. This would be invaluable information if anyone is seeing this? Thanks

Testing SMS for P.C DBR Android
I am in the middle of watching and applying everything in Day 3 of the DBR setup and have put myself in as the contact to test the DBR and it has fired off as stated in GHL, however, I have not received the SMS to my phone - I also checked spam section and nothing there either. My number and country code is in there and correct, so has anyone come across this and may know why its not coming through? TIA🙃 @Graham Connolly

Hey @Clarissa Williams, do you have a aussie number in your account? and is it to another aussie number? Did the message show up in the ghl contact conversation? If it did was there an error on the message? A loom of what your seeing will defo help us troubleshoot
