Commercial financing for Single family homes
So cool. I have a student rental that has lots of equity in Hamilton and was able to refinance it using commercial financing (rate was not bad at 5.9%). No income needed, based entirely on the strength of the property (so essentially a DSCR loan) Happy to share details if interested.

Bought in 2015 for 300K now worth 850K +. My old mortgage balance was $200 and I refinanced for $450K. obviously not the highest LTV refi but, but my ratios are too high with all my properties, so was happy to at least unlock some good $$
